Section 8 Rent Comparability Studies
Our clients confirm that Redstone’s RCS reports help expedite HAP contract renewals
Familiarity with HUD’s RCS process is a key factor in achieving maximum rent increases. It is critical that the appraiser be intimately familiar with the RCS methodology and HUD’s requirements.
Because the RCS is submitted to HUD, it must meet specific requirements and guidelines.
Selecting appropriate comparable properties is a critical aspect of a proper RCS. Characteristics that are considered when determining comparability include: similarity of bedroom type, unit size, building design, age, quality, amenities, and location.
Adjustments are made in HUD’s 92273-S8 grids to the comparable’s rent to account for differences.
Redstone appraisers are recognized by HUD and local housing authorities as qualified RCS appraisers. Redstone’s RCS reports conform to HUD requirements, ensuring acceptance of the report and our market rent conclusions.
Feedback from our clients confirms that Redstone’s RCS reports help to expedite HAP Contract renewals.
The RCS must be prepared by a state certified General Appraiser licensed in the state in which the property is located. When choosing an appraiser, make sure they have the competency level required to provide a credible RCS. Redstone’s qualified professionals have prepared over 300 RCS reports. We work closely with property owners to accurately recognize the dynamics of a property before selecting market-rate comparables. Our efforts guarantee appropriate market support for rent adjustments between the subject and the comparables.
